Composition of the property:
The property has a gross area of about 240 square meters with an additional 50 square meters of uncovered space for exclusive use. The property also includes 3 hectares of forest.
The property is divided into two parts:
– the dwelling is located in the upper part and is spread over 3 floors
– the stone part is divided into two parts: barn and stable. This part is currently used as a warehouse and workshop, but can be converted into a second apartment.
The property was restored and expanded between 2009 and 2012 with structural and earthquake-resistant work, adopting conservative and low-impact techniques.

ACCESS TO THE DWELLING:
– by an exterior stone staircase, still completely original, which leads to a landing with a small outdoor storage room.
GROUND FLOOR:
– entrance directly into the eat-in kitchen

– hot water with wood and electric boiler of 110 liters
– radiators already present for possible connection to boiler
– wooden window frames with low-emissivity double glazing.
We made a consistent energy system. The plumbing system was made with insulated sanitary copper pipes. Heating by means of the only wood stove placed in the kitchen turned out to be very effective and efficient (with an average annual consumption of 50/60 quintals of wood we achieved an average temperature of 20 degrees Celsius throughout the house even in the coldest winters).
Domestic hot water is produced without the need for pumps by a mixed-fuel water heater (electric, wood, boiler) located in the ground floor anteroom.
The 2.5 kW photovoltaic system placed on the south-facing outdoor canopy completes the house’s energy system.
We have carefully avoided using electronic systems as they are very delicate, expensive to maintain, and vulnerable to power outages.
